About the Bathroom Remodel Calculator
Bathrooms are among the most popular rooms to remodel, and among the most expensive per square foot. A small room packs in plumbing, wiring, ventilation, waterproofing, tile and fixtures, and each trade must visit whatever the room's size. Costs range from a few thousand dollars for a cosmetic refresh to tens of thousands for a luxury bathroom with custom tile and glass.
This bathroom remodel calculator gives a budget based on the bathroom's floor area and the finish level. Choose cosmetic, mid-range or luxury to set a typical cost per square foot, adjust it to match local prices, add the cost of relocating plumbing if the layout will change, and set a contingency. It shows the total, the contingency amount and the typical share of the cost that goes to labour.
How to Use the Bathroom Remodel Calculator
Enter the bathroom floor area in square feet.
Choose the finish level and adjust the cost per square foot if you have local figures.
Choose whether you will move the toilet, shower or sink, and set a contingency.
The Formula
base = area × cost per ft²
extras = $3,000 if plumbing is relocated
total = (base + extras) × (1 + contingency)
labour ≈ 40–60% of the total
Default costs per square foot: cosmetic $150, mid-range $400, luxury $800.
Step-by-Step Example
A 5 × 8 ft bathroom, mid-range, keeping the layout, with 10% contingency.
base 40 × $400 = $16,000
contingency $16,000 × 10% = $1,600
total $17,600
labour about $7,040 to $10,560
Finish Levels
A cosmetic refresh keeps the existing tub, tile and layout but replaces the vanity, toilet, mirror, lighting, hardware and paint. It can transform a dated room quickly and cheaply. A mid-range remodel strips the room back, replacing the tub or shower, wall and floor tile, vanity, fixtures and fan, often with a new tiled shower. A luxury remodel adds custom tile work, frameless glass, a freestanding tub, heated floors, high-end fixtures and custom cabinetry, and sometimes enlarges the room.
Why Bathrooms Cost So Much per Square Foot
A bedroom costs little to update because it needs only paint and flooring. A bathroom needs a plumber, an electrician, a tiler and often a carpenter and glazier, as well as fixtures and waterproofing. These fixed costs stay much the same whether the room is 35 or 70 square feet, so small bathrooms have the highest cost per square foot. Larger primary bathrooms cost more in total but less per square foot.
Moving Plumbing
Keeping the toilet, shower and sink where they are saves money. Moving a toilet means new drain lines with the right slope, often cutting into joists or a concrete slab, and moving a shower drain can be just as involved. The calculator adds $3,000 as a typical allowance, but complex moves, especially on slabs or in older homes, can cost much more.
Contingency
Opening walls and floors in a bathroom often reveals hidden problems: rotten subfloor from years of small leaks, mould behind tile, outdated wiring without grounding, or corroded pipes. A contingency of 10 to 20% keeps these surprises from derailing the project. If you do not need it, the money is still yours.
Labour and Materials
Labour usually accounts for 40 to 60% of the total, depending on the region and how much specialist work is involved. Materials range widely: a vanity can cost $300 or $3,000, tile $2 or $50 per square foot. Choosing mid-priced materials for most items and spending more on one or two features, such as the shower tile or the vanity, is a common way to control the budget.
Saving Money
Keep the layout, choose standard-sized fixtures, refinish a sound tub instead of replacing it, and limit expensive tile to feature areas. Doing your own demolition or painting can help, but waterproofing, plumbing and electrical work should be done by qualified trades, and usually need permits.
Timeline
A cosmetic refresh can take a few days. A mid-range remodel typically takes three to six weeks, and a luxury remodel longer, especially if custom glass, cabinets or tile must be ordered. Plan for the bathroom to be out of use for that time, and order fixtures and tile early so the work is not held up waiting for delivery.
Getting Quotes
Ask for itemised quotes that list demolition, plumbing, electrical, tile, fixtures, glass and finishing separately, and state who supplies each fixture. Quotes that look cheap often assume low-cost materials or leave items out. Check that permits are included and that the contractor is licensed and insured.
Accessibility
Adding grab bars, a curbless shower, a comfort-height toilet and wider doorways makes a bathroom easier to use for everyone and suits ageing in place. Planning these in a remodel costs far less than adding them later.
Understanding Your Result
The headline gives the estimated total.
The working line shows the base cost and any plumbing moves.
The contingency line shows the allowance for hidden problems.
The labour line gives the typical labour share.
When Should You Use This Calculator?
Use it to set a budget before talking to contractors.
Use it to compare a refresh with a full remodel.
Use it to see how much moving plumbing adds.
Common Mistakes
Skipping a contingency. Old bathrooms hide problems.
Moving fixtures without need. Relocating plumbing is costly.
Comparing quotes with different scopes. Check what each includes.
Ignoring permits. Plumbing and electrical work usually need them.
